How to achieve a higher sale price with the “EMOTION” factor

There are so many things to consider when preparing your home for sale. There’s price, market conditions, open homes, cleaning – it’s a never-ending list. But one thing barely considered is whether you’ve captured the emotion of potential buyers. Your property is an autobiographical statement of your life. It’s a collection of artworks, treasured family items and photographs. But these self-expressions can be a barrier that blocks the buyer’s ability to emotionally connect with your home.

It’s important for buyers to forge an emotional connection with your home for two reasons. Firstly, in most instances, the first time a buyer will lay eyes on your home will be via the online listing. If the photos of your home you have presented to the world are filled with personalised property, it will make it harder for the buyer to imagine themselves and their family living in the home.

Secondly, by limiting the number of personal effects on display throughout your home, you will increase the universal appeal. This will attract a greater number of buyers to your open homes and increase competition, and in turn, increase your sale price.

Therefore it’s essential to take into account the “emotional” factor of buyers when preparing for the sale if you want to achieve top dollar. Any house can sell for a fair price, but without an emotional connection, it’s difficult to achieve a premium price. Help inspire buyers to build a connection with your home by following a few simple tips.

 

Reduce the number of personal items on display

It’s extremely difficult for a buyer to see past your family history and imagine themselves living in your home if the walls a plastered with family photos, souvenirs and personal items. Consider removing these items altogether or replace with tasteful artwork.

 

Consider your colour choices

In order to appeal to as many buyers as possible, ensure your home has a light and neutral palette. This not only creates a sense of space but presents the home as a blank canvas allowing the new buyers to add their own finishing touches. Colour choices in the bedrooms can have a significant impact on the sale. Master bedrooms should be light and airy whilst children’s bedrooms should be gender neutral – a family with two daughters might be put off from purchasing your home if the walls are painted blue.

 

Who is your target market?

When preparing your home for sale, keep in mind the target market you are trying to appeal too. A downsizer may have lovely traditional wooden pieces of furniture, however, if the house is situated in an area popular with first home buyers, they may not be able to see past the dark, heavy furniture. Freshen up dark furnishings with a bright tablecloth, cushions or a coat of paint.

By removing your personal stamp from the property you’ll appeal to a broader audience and increase competition. The greater the competition, the higher the final sale price will be.  By considering the emotional factor and implementing the tips above, you’ll be well on your way to a premium sale price.
