How does a Virtual Inspection work?

Using the power of video and digital for property inspections

There are a number of ways a property can be shown without a physical ‘walk-through’.   The list below gives an overview of these approaches.

Virtual showings in real time

This method uses a specific viewing program with a link sent to a purchaser prior to the appointment time.  There would be a dedicated program or platform such as Facebook live or Zoom.  They are usually conducted live at the time the viewer is watching.  In most cases they can be interactive, allowing the purchaser to ask questions along the way.   It is also possible that they can be streamed to a number of people at once.  A tip here is to ask the agent if there is anyone else in the ‘viewing’.

Pre-recorded streaming

Most of the apps above have the ability for a live stream to be recorded and then viewed at a later time.  This allows the agent to post a link to the viewing in an email or other communication and it also means it can be viewed many times, however there is no opportunity to ask questions or to customise the viewing during the stream.

Specialist photography or Videography

This includes both Virtual Tours and 360degree photography.  These methods provide the closest option to a live stream video but have production elements built in to ensure a better quality and connection to other tools such as a floor plan.

There are of course real advantages of each of these as there are with a physical inspection.  Time, distance and other restrictions will impact on the choices made.  I encourage you to discuss the options available to you with the listing agent of the property you would like to view.
